Why this comparison is different

A cheaper listing can cost more after transport, utilities, broker fees and missing furniture. This planner keeps cash cost separate from your inspection score, so a polished apartment cannot hide a punishing commute and a low rent cannot hide poor heating or an unresponsive landlord.

Numbers to collect before deciding

  • Ask for the exact deposit, broker fee and first payment date in writing.
  • Request recent utility bills for both a warm month and a heating month.
  • Time the real door-to-door commute at the hour you would normally travel.
  • Test water pressure, hot water, heating, windows, mobile signal and noise with the windows open and closed.
  • List every missing item you would need to buy during the first month.
