Weather, Seasons, and Air Quality in Georgia: Test the Year, Not the Week

“Georgia has a mild climate” is too vague to rent a home, choose a city, manage asthma, or plan an ordinary commute. Tbilisi heat, Batumi humidity, a cold uninsulated apartment, mountain road conditions, and the air measured at one monitoring station are different problems.

Do not choose a Georgian year from a pleasant week. Test the weather system that your actual home, body, work, transport, and budget must handle.

This guide avoids climate averages that quickly become misleading outside their location and period. It gives you a repeatable way to investigate the exact place and building.

Start with four layers

1. Regional climate

Georgia has substantial variation over a small map. Black Sea coastal conditions, the eastern lowlands, valleys, and mountain areas do not share one humidity, rainfall, temperature, snow, or wind pattern. A city label is still too broad for elevation and exposure.

Use the official National Environmental Agency weather portal for current forecasts and agency information. For a permanent move, collect observations across several dates rather than copying one annual-average number from a commercial weather page.

2. Street exposure

Two homes in the same district can feel different because of:

  • elevation and hill exposure;
  • a shaded courtyard versus full western sun;
  • wind channeling between buildings;
  • traffic and construction nearby;
  • trees, hard surfaces, and heat retained by surrounding structures;
  • drainage and water flow after heavy rain;
  • the walk from transport in heat, ice, wind, or rain.

Walk the exact route in the least flattering conditions you can reasonably observe.

3. Building envelope

The apartment determines how outdoor conditions become indoor conditions. Ask about:

  • external walls and top-floor/ground-floor exposure;
  • window seal and opening method;
  • cross-ventilation;
  • heating source and radiator/boiler capacity;
  • cooling and shade;
  • insulation you can actually verify;
  • condensation, damp, mold, and drainage history;
  • power needs of heating or cooling;
  • drying laundry without keeping the home wet.

Use the heating, hot-water, and mold checklist during a viewing.

4. Personal tolerance and health

Temperature numbers do not decide whether a place works for you. Consider:

  • heat sensitivity and ability to sleep;
  • respiratory or cardiovascular conditions;
  • allergies and pollution sensitivity;
  • mobility on steep, wet, icy, or broken surfaces;
  • children, older adults, and pets;
  • medicine storage requirements;
  • working hours and whether the home must stay comfortable all day;
  • ability to leave during the hardest weeks.

Ask a clinician for medical planning specific to you. A climate guide cannot tell you what exposure is safe.

Tbilisi: test heat, sun, winter apartment performance, and air

For a Tbilisi home, do not stop at “central heating” or “air conditioning.” Test:

  • which rooms receive afternoon sun;
  • whether the bedroom can cool enough to sleep;
  • whether one air-conditioning unit reaches closed rooms;
  • radiator warmth at the far end of the system;
  • boiler pressure and hot-water stability;
  • cold surfaces and window condensation;
  • street dust, traffic, and construction at the windows;
  • the exposed walk to transport;
  • power consumption and the latest summer/winter bills.

A high floor may improve light and view while increasing sun and wind exposure. A courtyard may reduce traffic noise while limiting air movement and daylight. There is no universally superior orientation—only a tradeoff to test.

Batumi and the coast: test moisture management and seasonality

On the coast, “near the sea” says nothing about the home’s ventilation, facade exposure, drainage, or winter occupancy. Ask:

  • Is the building operated and maintained year-round?
  • How does the home smell after it has been closed?
  • Where does laundry dry?
  • Does the bathroom exhaust outside and actually draw air?
  • Are there stains behind furniture, curtains, around windows, or inside cabinets?
  • How is the apartment heated in wet/cool periods?
  • Do windows allow useful ventilation during rain?
  • Has water entered from facade, balcony, roof, or drainage?
  • Which services in the immediate area reduce hours outside summer?

Do not let a freshly painted patch settle the question. Damp has a source; decoration is not a diagnosis.

Kutaisi and western lowlands: test rain, drainage, shade, and indoor moisture

For Kutaisi and other western lowland locations, inspect the route and building after rain if possible:

  • water pooling at the entrance or street crossing;
  • basement/ground-floor moisture;
  • roof and gutter condition;
  • balcony drainage;
  • vegetation touching external walls;
  • shade and airflow in warm periods;
  • how the home is heated and aired in cooler wet periods.

Again, a regional tendency is not a property result. Record what happens at the exact door.

Mountains and high routes: add transport and self-rescue constraints

Mountain weather changes a housing decision into a route and services decision. Before relying on a mountain location:

  • check the road authority/local official channel for route conditions;
  • understand snow/ice clearance for the final access road;
  • identify where the nearest fuel, food, pharmacy, clinic, and cash access remain available out of season;
  • confirm heating fuel and power backup;
  • ask what happens during a road closure or outage;
  • carry appropriate clothing, water, charging, and vehicle equipment;
  • do not use a city forecast for a high-elevation journey.

Tourist transport availability in good weather is not evidence of an ordinary winter routine.

Read air-quality data without overclaiming it

Georgia’s official Air Quality Portal displays current monitoring-station data and an air-quality index for measured pollutants. The portal explains that station colors reflect the current monitoring period and do not represent the annual average. It also shows “no current data” when appropriate.

Use it carefully:

  1. Choose the nearest relevant station, not the most reassuring color in the country.
  2. Check whether data is current and which pollutant drives the index.
  3. Note the averaging period; pollutants on the portal do not all use the same interval.
  4. Compare several days and conditions rather than one screenshot.
  5. Treat distance, elevation, wind, traffic, heating, and construction as reasons the station may not equal your exact exposure.
  6. Follow health guidance from qualified public-health or clinical sources for your condition.

A consumer sensor can help you observe a room, but placement, calibration, and pollutant coverage matter. It does not turn a viewing into an environmental assessment.

Build a four-season evidence sheet

For each candidate city or neighborhood, keep one page:

You may not be able to observe every season before renting. The point is to expose missing evidence so you can shorten the lease, negotiate equipment, preserve a buffer, or choose a more reversible first home.

Ask for bills that match the hard season

A current bill may represent an empty apartment or the easiest month. Ask for a bill from:

  • a cold month for gas/electric heating;
  • a hot month for air conditioning;
  • a period when the home was actually occupied;
  • the same tariff/account category;
  • the whole apartment, not one shared or excluded service.

Record the billing period, consumption, tariff, occupancy, and which rooms were conditioned. Do not copy the amount into your budget without those facts.

Create a weather-resilience kit for the home

Choose for the actual risks, not an aesthetic checklist:

  • phone power bank and charging cables;
  • lighting that works during a power interruption;
  • drinking-water reserve appropriate to the household;
  • basic first-aid supplies and current medicine plan;
  • weather-appropriate shoes and outer layer near the door;
  • safe, approved heating/cooling equipment used as intended;
  • smoke/carbon-monoxide detection appropriate to installed equipment;
  • a way to receive official alerts and provider messages;
  • a place for wet clothes that does not create a damp room;
  • contact details for landlord, building manager, utility provider, insurer, and 112.

Do not use fuel-burning equipment indoors unless it is designed, installed, ventilated, and operated for that purpose. Do not improvise electrical loads or gas work.

A trial-stay protocol

If climate compatibility is a major concern, use a trial stay as an experiment:

  • rent a normal home, not only a hotel;
  • keep ordinary work and sleep hours;
  • use public transport or the route you expect to use;
  • cook, shop, do laundry, and ventilate as you would after moving;
  • record indoor temperature/humidity only as observational data;
  • visit target streets in rain, afternoon sun, and after dark where possible;
  • check air.gov.ge across several days;
  • compare actual utility use and equipment operation;
  • note symptoms and discuss medical concerns with a clinician.

One week cannot reproduce a year. It can disprove an assumption.

Common mistakes

  • Choosing a city from annual averages without testing a home.
  • Treating installed equipment as working equipment.
  • Asking for “the utility bill” without a hard-season billing period.
  • Treating one air-quality station or one hour as the whole neighborhood.
  • Ignoring the walk between the door and transport.
  • Assuming a new building cannot have moisture or facade problems.
  • Assuming an old thick-walled building is automatically warm, dry, or efficient.
  • Buying dehumidifiers, heaters, or air cleaners before identifying the actual problem and safe electrical setup.
  • Taking a mountain route based only on the departure city’s weather.
